Do Data Centers Hurt Property Values?
If you live near a data center, or a new one is coming to your area, this is probably your first question: will it hurt what my home is worth?
The honest answer is: probably not, and in many markets, home values near data centers run slightly higher than average. But there is a real exception, and it is worth understanding before you dismiss the concern entirely.
What the Research Actually Shows
The most rigorous study available comes from George Mason University's Center for Regional Analysis. Researchers Terry Clower and Keith Waters analyzed 2023 home sales across Northern Virginia, the single largest data center market in the world, with hundreds of facilities clustered around Dulles Airport and the I-66 corridor.
Their finding was counterintuitive: the farther a home was from a data center, the lower the sale price tended to be. Homes closer to data centers sold for more on average, not less. The researchers could find no statistical evidence that proximity to a data center reduces housing values in that market. That held for single-family homes, townhouses, and condos.
Clower was careful not to overclaim the result. The more likely explanation, he told reporters, is that data centers are built where infrastructure already exists: reliable power, good roads, fiber connectivity, proximity to airports and jobs. Those are the same things homebuyers value. The data center didn't make the neighborhood desirable. It went where desirability already existed.
A separate Indiana study covering four counties found roughly the same thing at the aggregate level. Homes within 1.5 miles of data centers appreciated about 42 percent over the 2021-2026 period, compared to 41 percent in the broader local market. That headline hides a real caveat: at three of the four sites studied, homes near the data center actually underperformed their county average, and the study was commissioned by a developer for a rezoning case. The margin is slim enough to be essentially neutral, and the study had limits (most facilities were under construction or in planning stages for much of the period), but it did not find a systemic negative effect. Read it as directional, not definitive.
The Noise Exception
Here is where the picture gets more complicated.
Cooling systems, backup diesel generators, and the stacked servers inside a large facility all make noise, and they do it around the clock. The Environmental and Energy Study Institute documented this in detail in a 2026 report: data center neighbors have reported headaches, sleep disturbances, and constant low-frequency hum that noise ordinances written for backyard parties were never designed to address.
The Chandler example is the most relevant for Arizona residents. In 2014, a data center opened in a residential-adjacent area of Chandler, and residents spent nearly a decade fighting the constant cooling noise before the city tightened its zoning rules. In 2025, the Chandler city council unanimously blocked a new proposed facility, with noise concerns driving much of the opposition.
This is the real property value risk: not proximity in general, but an inadequate buffer between a loud industrial facility and your bedroom window. A facility with proper setbacks, acoustic shielding, and vegetative screening is a very different neighbor than one built close to homes without mitigation. The research that finds neutral or positive effects is measuring the average across facilities with varying designs and distances. It does not tell you that any particular installation is problem-free.
How Distance and Design Change the Picture
Local governments in Virginia, where the concentration of data centers is highest, have developed detailed setback rules after years of community pushback. Spotsylvania County requires a 300-foot restricted buffer from residential property lines with no principal structure within 400 feet of any home. Stafford County requires up to 200 feet of separation, having expanded its buffer from the older 50-foot standard. Fairfax County requires 200 feet from residential properties.
The pattern in Virginia illustrates a broader point: where setbacks and sound mitigation requirements exist, the noise problems that drive homeowner complaints are largely absent. Where data centers were permitted close to homes without noise controls, residents have had a bad decade. The zoning rules matter as much as the presence of the facility.
Arizona has its own regulatory frame worth understanding. The state's Computer Data Center Program qualifies large facilities for significant tax exemptions, which draws investment, but local jurisdictions retain zoning authority. When a data center comes before a planning commission in your city or town, that is the moment when setbacks, sound limits, and screening requirements get set. Those decisions directly affect whether the facility will be a good neighbor or a problem.
What Data Centers Do for the Tax Base
One factor that does not show up in property value studies is the tax math. Data centers generate significant property and sales tax revenue without generating the school enrollment, road wear, and service demand that residential growth creates. A 2021 economic study commissioned by industry groups estimated that in comparable markets, data centers generate between $8 and $17 in local tax revenue for every dollar of local government services they consume. That ratio was derived from Virginia counties rather than measured in Arizona, so treat it as directional for Arizona jurisdictions.
That lopsided ratio means local governments can hold residential property taxes lower than they otherwise would, or fund services they could not otherwise afford. This is an indirect benefit to homeowners, and it is one reason city and county officials often pursue data center investment even when residents are skeptical. What a Homeowner Should Actually Ask
If a data center is proposed near your home, the property value research suggests the aggregate effect on your neighborhood is likely to be neutral to slightly positive. But that average can hide a bad outcome at the parcel level if the facility is loud and close.
The questions worth asking at a public hearing are practical ones:
How large is the setback from the nearest residence? What are the enforceable decibel limits at the property line, by time of day? Is acoustic shielding or vegetative buffering required, and who enforces it? Will backup generators run on a regular test schedule, and what notice will neighbors get?
The data center that is designed and sited well is not the same problem as one built without community input on noise and buffer requirements. The research cannot tell you which one is coming. Your planning commission can.
The Broader Context
Data centers are not invisible. They require power, they generate heat, and they make noise. Those are legitimate concerns, and dismissing them is not the answer. But property value damage from proximity is not well supported by the evidence across typical markets. The concern that shows up consistently in the research and in community disputes is noise at close range, and that is a design and zoning problem, not a category-level problem with data centers as neighbors.
The honest answer for an Arizona homeowner is: what gets built next to you matters less than how it is built and what rules govern it. That is an argument for showing up to zoning hearings, not for blocking development outright.
